Does SMPLR work for self-managed boards or for management companies?
Both. Self-managed boards run on our Community plan; management companies run the same product on a multi-association plan that adds portfolio dashboards, client billing, and white-label resident portals. The codebase is the same — the configuration is different.
What about migration? My HOA's records are everywhere.
We do the migration for you. You hand us your last twelve months of bank statements, your owner roster, and your last AGM minutes — and we do the setup for you, with no setup fee.
How do meetings and AI minutes actually work?
Meet in SMPLR's own video room — up to 200 people, from a phone or a browser, nothing to install — or record an in-person meeting from the SMPLR app. Roll call, the agenda, motions, votes and the resulting to-dos all happen in that same room, so the record builds itself while you meet. SMPLR transcribes it and drafts the minutes using enterprise AI providers under agreements that prohibit training on your data, and the secretary reviews, edits and approves the final minutes in a single screen. It is Zoom, built to run an HOA meeting — and it is included, not another subscription.
Can residents still mail a paper check?
Yes. Owners can pay by ACH, card, Apple Pay, or paper check sent to our lockbox — and every payment lands in the same ledger automatically. We never make residents log in to pay.
Does this replace QuickBooks?
It can. SMPLR has a full HOA-specific general ledger, reserve fund tracking, and the financial reports your auditor expects. If you'd rather keep QuickBooks, we sync to it nightly.
How is pricing structured?
Per home, per month — a single flat rate that includes every feature on the platform. No Pro tier, no feature gating, no annual contracts. Two optional extras are billed separately: a custom domain and a Milo phone number, $25 a year each.
