Included on every plan

Your HOA answering service, picked up on the first ring.

SMPLR Voice gives your community a real phone number that Milo picks up 24/7 — reading balances, answering rule questions from your CC&Rs, opening requests, and booking amenities out loud. Every call is logged, recorded, and transcribed into the same inbox as your email and texts.

  • A local or toll-free number for the association — no personal cell on the CC&Rs
  • Answers in a natural voice, day or night, without a phone tree
  • Anything it can't settle becomes a request with the call attached

Owner“Hi — am I current on dues? And can I put a shed in the back yard?”
Milo“You're paid through March, nothing due. Sheds are allowed up to 120 square feet with ARC approval — I can start that application and text you the link.”
Owner“Yes please. And the pool gate is sticking again.”
Milo“Request #2255 is open with the gate vendor and the board is copied. You'll get a text when it's scheduled.”

On the call

What Milo actually handles, while you're at dinner.

Most calls to a board are four questions in a trench coat. Milo settles those on the first ring — and turns the rest into something the board can act on in the morning.

Reads the balance

Milo verifies the caller against the roster, then reads the current balance, the last payment, and what is due next — and can text a payment link before the call ends.

Answers rule questions

It searches your full CC&R and rules library the way people actually talk — flower beds, sheds, trampolines, RV parking — and answers with the covenant that applies.

Opens requests

A broken gate, a dead street light, a leak in the clubhouse. Milo takes the details, opens the request against the right property, and routes it to your vendor.

Books amenities

Callers can check a slot and reserve the pavilion or clubhouse out loud. Facilities set to auto-accept confirm on the call; the rest go to the board queue.

Takes the message

Anything outside its lane becomes a summarized message in the shared inbox with the recording attached — not a voicemail nobody checks.

Logs everything

Every call closes with duration, a recording you can play, and a full transcript with who said what, kept on the association's record.

Guardrails

It answers the phone. It doesn't make policy.

Milo works from what the board has actually approved — your governing documents, your ledger, your vendor list, your amenity rules. Anything that is a judgment call gets handed to a human with the context attached, not improvised on the call.

You decide what it can do out loud, per capability, and you can listen to any call it took. Turning a capability off takes one switch and applies to the next call.

  • Per-capability switches — balances, rules, requests, amenities, each on or off
  • Caller verification before any account detail is read aloud
  • Escalation rules you set — after hours, emergencies, specific units
  • Recording and transcript on every call, kept with the association record
  • No collections pressure — Milo reads the balance, it doesn't chase or threaten
  • Human handoff to a board member or manager whenever you want one
Questions

Before you hand over the phone.

Want to hear it? We'll put Milo on a live call with your board on the demo, using your own rules.

Book a live call
Do we get a new phone number, or can we keep ours?

Either. Most communities take a new local or toll-free number so no volunteer's cell is on the covenants again. If your association already publishes a number, you can forward it to SMPLR Voice and keep the number residents know.

Does it sound like a robot?

It sounds like a calm receptionist who knows your rules. Callers can interrupt, ask follow-ups, and change the subject — the same conversation they'd have with a manager who happened to have the ledger open.

What happens with an emergency call?

You define what counts — water intrusion, gas smell, fire lane blocked — and where it goes. Milo takes the details, texts and calls your escalation contact immediately, and files the request with the recording attached.

Can residents still reach a human?

Always. Asking for a person hands the call off to your escalation contact during the hours you set, and outside those hours it becomes a summarized message with the recording in the shared inbox.

Is SMPLR Voice an add-on?

No. Like every other module, it's included in the flat monthly price at every community size. Telephony minutes are billed as a published pay-as-you-use line, the same way postage is.

Is the call recorded, and is that legal in our state?

Every call is recorded and transcribed, and callers hear a recording notice at the start. Recording consent rules vary by state — the notice is on by default and cannot be turned off without talking to us first.
