A unit that pays dues. Single-family lots, townhomes, condo units, and rentable doors all count the same. You don't pay extra for residents, board members, or family accounts.
How does the sliding-scale pricing actually work?
On annual billing it starts at $1.00 per home, per month — $25/month at our 25-home minimum, which is the smallest community we take. From there the per-home rate slides down as the community grows, reaching $0.50 per home at 500 homes and staying there for every home above that. Billed annually that is $89/mo at 100 homes ($0.89/home), $197/mo at 320 homes ($0.62/home), $250/mo at 500 homes ($0.50/home) and $500/mo at 1,000 homes ($0.50/home). Monthly billing is 20% more at every size. One rate, no tiers, no second floor at scale.
Are there any setup, migration, or per-feature fees?
No. Migration from your old system is included, every feature on the platform — AI minutes, custom website, ARC, reserve tracking — is included, and there are no contract minimums. What is billed beyond the subscription is published above: a custom domain and a Milo phone number, $25 a year each and both optional, plus physical mail and payment processing at flat per-use rates.
What happens if our home count changes mid-year?
Nothing until your next billing cycle. If you add a phase, the new homes are prorated onto the next invoice. We never back-bill, and we never raise prices mid-contract.
Do you offer a discount for annual billing?
Yes — 20% off when you pay annually. That's like getting the months of February and March on us. If you cancel mid-year we refund the unused months in full.
What if we're over 1,000 homes?
Then you probably want the Multi-Portfolio plan. We offer volume discounts and dedicated implementation for management companies and master-planned communities — typical onboarding under one week. Click 'Talk to sales' above.
Is there a free trial?
Better than a trial — SMPLR HOA is free until 2027, no credit card required. You'll get the full product, real onboarding from a human, and we'll help you import your data so you can run your actual community on it before you pay anything.
Can we cancel any time?
Yes. Send us a note and we'll refund any unused portion of an annual plan, pro-rated to the day. You'll also get an export of every record — owners, ledgers, documents, minutes — in standard formats. No exit fees, no data lock-in.
