What counts as a "home"?

A unit that pays dues. Single-family lots, townhomes, condo units, and rentable doors all count the same. You don't pay extra for residents, board members, or family accounts.

How does the sliding-scale pricing actually work?

Start at $54/month for the first 25 homes (the minimum community size). After that, every additional home adds about $1.05 to your bill — so the more homes you have, the lower your effective per-home rate. At 100 homes you're around $133/mo ($1.33/home). At 500 homes you're around $553/mo ($1.11/home). At 1,000 homes you're at $1,078/mo ($1.08/home). Same rate, sliding discount.

Are there any setup, migration, or per-feature fees?

No. Migration from your old system is included. Every feature on the platform — AI minutes, custom website, ARC, reserve tracking — is included. There are no add-on modules and no contract minimums. The only billable extras are physical mail and payment processing, billed at flat published rates with no hidden fees (see Pay-as-you-use above).

What happens if our home count changes mid-year?

Nothing until your next billing cycle. If you add a phase, the new homes are prorated onto the next invoice. We never back-bill, and we never raise prices mid-contract.

Do you offer a discount for annual billing?

Yes — 20% off when you pay annually. That's like getting the months of February and March on us. If you cancel mid-year we refund the unused months in full.

What if we're over 1,000 homes?

Then you probably want the Multi-Portfolio plan. We offer volume discounts and dedicated implementation for management companies and master-planned communities — typical onboarding under two weeks. Click 'Talk to sales' above.

Is there a free trial?

Can we cancel any time?
