PayHOA publishes its bands openly — $54/mo at 0–25 units up to $275/mo at 401–500, then $0.55/unit above 500 with a $275 floor, with roughly 10% off annual. That transparency is rarer in this category than it should be.

No feature gating

Like SMPLR, PayHOA does not split the product into Pro tiers and per-feature add-ons. What you sign up for is what you get.

A real lockbox, cheaply

A PO box with checks scanned, deposited and coded at $2.50 apiece — free on Alliance Association Banking. Plenty of platforms at twice the price do not offer one.

The election, not just the ledger

Anonymous ballots with weighted voting, quorum logic and live results, run against the same owner roster that bills the dues. That is the night of the year boards most need software for, and it is not a spreadsheet and a show of hands.

Certified mail with the tracking attached

Notices go out USPS Certified from inside the app and the tracking lands on the violation file — the document that decides an enforcement dispute two years later.

Milo does the follow-up

Reminders, homeowner replies, the weekly broadcast and draft minutes are written and sent, with board approval where it matters — and answered out loud when an owner calls the association line.

Bands versus a sliding scale

Crossing a band boundary by one home can jump a banded bill $30–$40 a month. Both products start at a 25-home floor; above it SMPLR slides continuously at about $1.05 per home — roughly $133/mo at 100 homes, $553/mo at 500 — with no cliff and no second floor at 500 units.

The meeting itself is in the product

SMPLR hosts the video, not a link to somebody else's Zoom account. Board and owners join from the same portal they pay dues in, there is a dial-in number for the member with bad WiFi, attendance and quorum are counted as people arrive, and the recording and transcript turn into the minutes on the same screen. A third-party call leaves you stitching a downloaded recording, a typed attendance list and a separate ballot back together.
