Can it actually replace QuickBooks for our HOA?

For most HOAs, yes. SMPLR has an HOA-specific general ledger, reserve fund tracking, AR aging, and the financial reports your auditor expects. If you'd rather keep QuickBooks where your CPA already lives, we sync to it nightly — two-way.

How does the AI minutes feature actually work?

Record the meeting from any phone — in person, on Whereby, or hybrid. The transcript is processed on our private inference cluster, never sent to a third-party model with your community's data in the prompt. Milo drafts the minutes, attaches motions and votes, and you approve in one screen.

What about residents who don't want to use an app?

Every channel works two ways. Owners can pay by paper check to the SMPLR lockbox, get violation notices in the mail via USPS Certified, and reply by SMS to the community phone number — no portal login required. The board sees it all in one inbox.

We're switching from a property manager — how does migration work?

White-glove and included. Hand us your last twelve months of bank statements, your owner roster, your CC&Rs, and your last AGM minutes. We migrate the ledger, the unit records, the violation history, and the document vault — typically in under two weeks.

How are 1099-NECs handled?

Vendor totals roll up from the ledger in real time. In early January, you approve the list, fix any W-9 gaps from a single screen, and SMPLR e-files the 1099-NECs with the IRS plus mails the recipient copies via USPS. No spreadsheet, no tax-software round-trip.

Can a management company run multiple HOAs on it?

Yes — that's the Multi-Portfolio plan. Same product, with portfolio dashboards, per-tenant ledgers, client-billed pricing, and white-label resident portals at each community's own domain.

What about state-specific rules — Texas Property Code, Davis-Stirling, FS720?

Notice timing, lien procedures, and meeting rules are encoded per state on the calendar & violation modules. We support the 38 states our customers operate in today and add new ones with each migration. If your state isn't covered, we configure it during your migration.
