Both products put an AI assistant at the centre and both are aimed at boards without a management company. LotWize is strong and genuinely cheap on the digital surface — document intelligence, violation drafting, a resident chatbot, a website, meetings. SMPLR adds the parts of association work that are not digital: a full general ledger with bank reconciliation and 1099 e-filing, certified USPS mail with tracking on the violation, a lockbox for check-paying owners, printed checks with Positive Pay, and a phone line Milo answers out loud.

Unverified means we could not confirm it publicly — not that the capability is missing; Not offered appears only where a source states the absence. Included · per use means it is in the plan but billed by usage, like postage or a per-check fee. Third-party means the job gets done, but on an outside tool the vendor points you to rather than inside the product — the vendor's own material has to say so before we mark it. Their terms say AI output is a starting point that a human must review before it goes to homeowners. We agree, and we would rather compete with a vendor that says so out loud.
A full HOA general ledger with cash or accrual reporting, reserve fund tracking, Plaid-linked bank reconciliation, AR aging, approval-gated printed checks with Positive Pay, and 1099-NEC e-filing with mailed recipient copies.
USPS first-class and Certified mail from inside the app with the tracking recorded on the violation, plus a lockbox so owners who pay by check land in the same ledger. Email deliverability is not the same as proof of delivery.
SMPLR Voice gives the association a real number that Milo picks up 24/7 — reading balances, answering covenant questions, opening requests and booking amenities, with every call recorded and transcribed. A chatbot only helps the owners who visit the site.

Generating minutes is not the same as running the meeting. SMPLR hosts the video — owners join from the portal they pay dues in, with a dial-in number for the member with bad WiFi — and counts attendance and quorum as people arrive, records motions and votes live, and turns the recording and transcript into the minutes. An outside video tool leaves the attendance list and the ballot outside the record.

Not a native app. Every surface — board and owner — is built to work on a phone browser, and the changelog tracks that work weekly. If an app-store download is a requirement for your community, say so on the call.
