Honest about the AI's limits

Their terms say AI output is a starting point that a human must review before it goes to homeowners. We agree, and we would rather compete with a vendor that says so out loud.

The books, not just the billing

A full HOA general ledger with cash or accrual reporting, reserve fund tracking, Plaid-linked bank reconciliation, AR aging, approval-gated printed checks with Positive Pay, and 1099-NEC e-filing with mailed recipient copies.

Paper, because statutes still require it

USPS first-class and Certified mail from inside the app with the tracking recorded on the violation, plus a lockbox so owners who pay by check land in the same ledger. Email deliverability is not the same as proof of delivery.

The phone gets answered

SMPLR Voice gives the association a real number that Milo picks up 24/7 — reading balances, answering covenant questions, opening requests and booking amenities, with every call recorded and transcribed. A chatbot only helps the owners who visit the site.

Elections, and a scale with no cliffs

Anonymous ballots, weighted voting and quorum logic for owner elections, and pricing that slides at about $1.05 per home instead of stepping between unit bands — the same product from our 25-home minimum to a 4,000-home master association, and across thousands of units for a management company.

The meeting itself is in the product

Generating minutes is not the same as running the meeting. SMPLR hosts the video — owners join from the portal they pay dues in, with a dial-in number for the member with bad WiFi — and counts attendance and quorum as people arrive, records motions and votes live, and turns the recording and transcript into the minutes. An outside video tool leaves the attendance list and the ballot outside the record.

Honestly, how different are these two products?

On the digital surface — portal, website, AI drafting, violations, ARC — they overlap heavily, and you should demo both. The divergence is in accounting depth and in the physical channels: general ledger and bank reconciliation, certified mail, a lockbox, printed checks, and a phone line answered by the AI.

Is SMPLR more expensive?

At the smallest sizes LotWize's entry price is lower ($59 versus our $54 at 25 homes is close, and their Starter band covers up to 50 units). Compare at your actual home count, and include what you would otherwise pay for bookkeeping, mailing certified notices, and an answering service.

Do you have a mobile app?

Not a native app. Every surface — board and owner — is built to work on a phone browser, and the changelog tracks that work weekly. If an app-store download is a requirement for your community, say so on the call.
