What is a transfer fee?

A charge for the administrative work of transferring an ownership record and producing the disclosure documents a sale requires.

Also called: Resale fee, Document fee

The transfer fee covers real work: updating the roster, producing the resale package, preparing the estoppel or status letter, and issuing access credentials. It is charged per transaction rather than levied against the lot.

Several states cap what may be charged for these documents, require the fee to be disclosed in advance, or restrict how quickly the documents must be produced. Where a manager collects the fee, the association should still know what is charged in its name.

It is distinct from a working capital contribution, which funds the association rather than paying for a service, and from the assessments themselves.

Why it matters to a board

Publish the schedule. Surprise charges at closing generate complaints that reach the board even when a vendor set them.
